Brent Cross

This scheme for 270 apartments of mixed tenure forms part of a masterplan for Brent Cross in North London. The scheme responds to the contours of the land. It uses changes in level across the site to give character to the new building and to break down the scale of the longer elevations.

Topography is 'transmitted' through the building. Inside the block, landscape plays a crucial part in the design, transporting many of the residents from a London suburb to a rural idyll. In effect the design harnesses the topography and landscape to enrich an otherwise simple idea a courtyard residential block.

Apartments are a mix of single and dual aspect, lateral and duplex including duplex dual aspect. The majority have private amenity space in the form of a terrace, balcony, deck or garden. Apartments are arranged over nine levels and are organised into four types: Street Apartments, Courtyard Apartments, Penthouses and Uber-Penthouses.

The building is designed to be reinforced concrete flat slab construction. The perimeter facades have been devised to create a rich difference with each elevation whilst employing a consistent language. The cladding is 12mm glass fibre reinforced pre-cast concrete. Panels used to clad the Spandrel 'beams' are polished, those used to clad the vertical 'posts' are sandblasted. Window sections are bronze anodised aluminium.

The scheme incorporates two floors of above grade parking to mitigate the cost of excavation and mechanical ventilation necessary with basement parking. Inside the courtyard a landscape of sloping grassland, steppes and copses appears to pass through the space. Trees, such as Birch, provide character, privacy, shelter and a setting for children's play.
