This apart-hotel was to accommodate 20 one-bedroom apartments, a bar and restaurant. The design was led by a desire to create the maximum number of south and west facing apartments. As a result the five new floors, each describing a different outline, are arranged in an arc around a court. These "sedimentary" layers create overhangs and terraces where external space is as important as the interior. The court is lined by ribbons of glazing veiled by a filigree of timber louvres, which mitigate solar radiation and ensure a level of privacy. In contrast, other windows are simple punched openings, deep set onto the street and proud of the brickwork to the mews.

The restaurant is a double height room adjoining the street, linked only by a bridge extending to the apartments beyond, which are mainly single storey. There are also six duplex penthouses, each just over 3m wide and 14m long characterised by the layering of the roof section to admit light deep into the plan. Bedrooms on the lower floor face the street and are overlooked by a kitchen/diner balcony to gain light from a skylight above.

The building exudes material simplicity with either screed or hardwood floors and walls in natural plaster. The bulk of the building, however, was constructed in fair-faced black concrete creating interiors of austere simplicity enlivened by the patterns of daylight and the views of the exterior beyond.

This scheme was awarded a project award at the Housing Design Awards, 2003.
