Two new flats top a mixed-funded project to convert an ex-London Board School adjacent into a richly varied mixed-use development.
The original building, designed by E.W.Pugin, son of the more famous architect of the Houses of Parliament, is listed Grade II. Designs were drawn up in consultation with English Heritage, the London Borough of Hackney Planning Department, the Catholic Church (adjoining owners of St Monica's Church) and Shoreditch Trust.

Although only 3 actual storeys, with each being almost 5m in height it is almost the equivalent to a 6-storey building requiring considerable sensitivity to the design and placement of a new roof-top pavilion.
Together with the ground floor gymnasium and the newly mezzanined incubator office units, the flats present the most visible elements of change.
A 2 storey black zinc clad roof extension replaces an existing single storey lean-to on the roof. It's striking geometry addresses issues of visibility from the street below as well as suggesting an outdoor 'room' looking over both Hoxton Square and the City of London.
